How kitchenextension.ie works

Who we are, who gets your request, and where our prices and rules come from.

Free, no obligation. One local builder prices it, not five.

An introduction service

Kitchen Extension (kitchenextension.ie) is run by Bartlomiej Standa, a sole trader trading as Elevate Ireland, Co. Dublin. It's an introduction service. We publish a price guide and plain explanations of the rules for kitchen and house extensions, and when you send the estimator, we pass your answers to one vetted builder who covers your county. They visit, price the job in writing, build it and deal with you directly. We don't build extensions ourselves and we don't take payment from you.

Who gets your request

One builder, not a list. We pass it to a builder who covers your county and does extensions. Nothing is agreed until you accept their written price, and you're free to get other prices too.

Where our prices come from

Our per m² rates are what single-storey, side, wraparound, two-storey and glazed extensions cost to build in each part of Ireland, including VAT at 13.5%, with professional fees and kitchens on top. We update them when building costs move. They're estimates to plan with. Your price comes from the builder after they've seen the house.

Where the rules come from

Planning from the exempted development regulations themselves (S.I. No. 338 of 2026), building control from S.I. No. 359 of 2026, energy rules from Technical Guidance Document L, VAT from Revenue, housing figures from the CSO's Census 2022 and planning permission statistics.

Our photos and drawings

The photos show what each kind of extension looks like. They're licensed stock photos, not jobs by us or by the builder we pass your request to, and they're listed on our photo credits page. The plan and section drawings are ours.

Plan your extension and see the cost

Nine quick taps. You see your plan build up as you go: the price range, what moves it, the planning position and the build time. Your number is only asked for at the end, if you want a real price.

How this is worked out

We start from what single-storey extensions cost to build per square metre in each part of Ireland, including VAT at 13.5%, and the rates for side, wraparound, two-storey and heavily glazed extensions. Standard finishes take the lower half of the range, mid-range the upper half, and high spec or a wall of glass the glazed rate. Then we add professional fees (design, engineer, BER) and, if you want one, a new kitchen at your level of finish. Totals are rounded to the nearest €1,000. It's an estimate to plan with, never a quote: the builder prices your house after seeing it.
